The ideal suburban Primrose site would include the following characteristics:
| Size: | Land – 60,000+ usable square feet; Building – 11,000 +/- square feet |
| Interior Setting: | Eleven individual classrooms with a warming kitchen |
| Exterior Setting: | Four age-appropriate playgrounds |
| Frontage: | A minimum of 150 feet usable frontage preferred |
| Visibility: | 100 feet from main facing artery in both directions |
| Access: | Full-turn access into and out of property |
