We are flexible in terms of our real estate requirements. In growing suburban communities, our preference is to purchase land and construct either our single or our two story prototype. In mature suburban markets and suburban employment centers, we will acquire and convert to our use, single and two story freestanding office buildings. Finally, in midtown and downtown locations our franchise owners will lease space in multi-tenant office and retail buildings. In each case, Primrose and its franchise owners will develop an early education and care facility of the highest quality, likely exceeding the expectations of today’s young professional families.

Suburban School Site Criteria:

Size: Land: 40,000 usable square feet minimum (ground up construction)
Prototype Building: 12,000 +/- square feet
Building for Conversion: 8,000 to 15,000 square feet
Parking: As required by code
Access: Safe and convenient access
Location: Middle to upper income residential
Children: 2,000 within three mile radius, ages 0 – 4

Primrose Urban School Site Criteria:

Size: 8,000 square feet to 15,000 square feet
Type of Space: First floor above grade or some second floor space
  • Direct access to a minimum of 5,000 square feet of flat outdoor area for secured playground area
  • Building or monument signage desirable
  • Adequate staff parking and nearby drop-off and pick-up zone important
Location: Near large office complex, university, hospital employment or middle to upper income residential
Children: 1,500 within two mile radius, ages 0 – 4
